How fast can you actually close?
Because we pay cash and don't rely on bank financing, we can close in as little as 7 days once title is clear. If you need more time to move or settle things, we'll close on whatever date works best for you.
Do I have to make any repairs or clean the house?
No. We buy houses exactly as they are — no repairs, no cleaning, no staging. You can even leave behind anything you don't want to take with you.
Are there any fees or commissions?
None. You won't pay a real estate commission, closing costs, or hidden fees. The cash offer you accept is the amount you walk away with.
How do you decide on your offer?
We look at your home's condition and what comparable homes nearby have actually sold for, then work backward to a fair, all-cash number. We're happy to walk you through exactly how we got there — and you're never obligated to accept it.
Will you really buy it if it needs a lot of work?
Yes — those are often the houses we're best suited to buy. Bad roof, old furnace, foundation issues, fire or water damage, hoarder situations: we've seen it and we'll still make a fair offer.
Can you buy if I'm behind on payments or in foreclosure?
